There’s a sense of anticipation and suspense as you drop down the circular driveway, past the gardens, water feature and courtyard that line the front door. Before you is a 5,742 square-foot Martis Camp mountain modern home with handsome features composed of metal and wood. Beyond that front door is a scene that’s even more impressive. There you’ll encounter an east-facing wall of windows with doors swinging open to an expansive sun-filled patio. A glance to the left reveals a great room with abundant windows and a panoramic, modern fireplace of river rock and metal. Beyond is a spacious wraparound patio with hot tub, firepit, covered dining, barbecue bay, glimpses of the 4th tee box on the Tom Fazio masterpiece golf course, and nights filled with good conversation and laughter. The kitchen and dining room share this same view, the kitchen with its large counter, colorful Bertazoni stove, and cabinets and appliances placed artfully behind picklewood facades, the dining room with a stunning chandelier and views that are just as brilliant. Nearby is an intimate room ideal as a library/reading nook or a setting well suited to a long night of board games. Right of the entry is the primary suite and, adjacent to it, a spacious office with fireplace and big screen tv. Beyond this primary suite’s patio doors is a hot tub situated beneath night skies that run heavy on the stars. The wing left of the living space has an upstairs area with media room that serves as a hub to two bedrooms and one suite. At the bottom of the stairs is a courtyard with a water feature fronting the guest house, a one-bedroom/full-kitchen guest cottage that mirrors the main home’s elegance. This cottage also accesses the patio that wraps around this 5 bedroom, 5.5 bathroom estate. All told, this estate and its attractive guest house explains why Links Magazine recently stated that, “Only one thing is more beautiful than visiting Martis Camp, and that is living there.”

Tucked into a hillside above the street, there’s a handsome and alluring profile to this Martis Camp home, especially in the blue hour that follows sunset, where the warmth of this 6,072-square-foot home complements the cool of the evening and seems to draw you up the driveway. And once there, as you step through the front door, the attraction deepens and the home’s magnetism is on full display. “There’s an unmistakable zen to this home,” said Scott Gillespie, principal of SANDBOX, an award-winning architecture design firm based in Truckee. “It’s calming the moment you walk in,” he added, “and its light, fresh aesthetic helps create what we call a California Alpine design. That, as well as the guest house, helps this home stand out as a family’s forever gathering place.” Adding to that personality is an interior design strategy where Debbie Costa, principal designer with Moxie Design Studio, mastered a lighting scheme inside and outside this 6 bedroom, 6.5 bathroom estate. “Lighting is the jewelry of a home,” she stated. “And when all aspects of the home’s lighting work together, you create the kind of beauty that appeals to a wide variety of people. That is most definitely the case with this home.” The living space that unfolds before you includes a great room with a tall custom finished Venetian fireplace, bar, and bold, black metal beams contrasting a towering ceiling of radiant cedar. Like the nearby dining room and kitchen, this room opens to the back patio with firepit, covered dining area and a pass-through window to the kitchen with large pantry and expansive marble counter. Right of the great room is a guest suite as well as a bunk room with two queen and two full beds. On the other side of the living area is a guest suite whose bathroom radiates light by way of its bright floor to ceiling marble walls. Here, you’ll also encounter a stunning selection of custom staircases, one leading to a massive media/billiards room elevated to pine tree level beyond the three-sided deck, another leading down to the mud room and garage, and yet another staircase leading to an office and a primary suite with views, fireplace, and a stunning chandelier in the spa-like bathroom. Finally, there’s the guest house that puts a bow on this home that Gillespie considers ideal for nurturing family legacies. This guest house features a kitchen great room, and dining room as well as a big screen tv, fireplace, and two bedrooms with two full bathrooms. Of the many details of this home, one of its most stunning attractions is a blend of cabinets, counters and walls made by Poliform and imported from Italy. Flooring is vintage white oak, appliances are Wolf and SubZero, and Montana Cedar exterior sidings and Ledge stone. The hillside this house calls home is just a short drive from the private ski lodge with direct ski access to Northstar California via the Martis Camp Express Chairlift. Add up all that this home offers and throw in all the other activities and venues of this community, and you’ll see why this home presents a rare opportunity in the that place Forbes calls, “The Standard for Golf-and-Ski Living in all of America.”

It’s one thing that The New York Times has something to say about this home, a sentiment shared in an article that praises it as a Tahoe estate unlike any other. But when similar publications share that same conclusion about Martis Camp’s Lookout House, there’s obviously more than a grain of truth to the story. Far more. In time, the likes of Architectural Digest Italy, , Elle Décor Spain, Luxe, Deezen, Architizer and Design Milk, and many more, have each commended this home as nothing short of a masterpiece. Closer to home, Tahoe Quarterly named it “Home of The Year.” One encounter with this 9,000 square-foot masterpiece and you’ll immediately understand why it ranks as Martis Camp’s most publicized home. The reveal that unfolds here leaves one awestruck and speechless. One step into the living space and you find yourself torn between two temptations: to the right, floor-to-ceiling windows that slide open to a patio amphitheater of waterfalls, firepits, and a towering view of ski slopes just moments away; and left, beyond the kitchen and another glass wall, a covered-heated dining gallery with expansive views of Martis Valley and the Carson Range. Centerpiece of this setting is a far-reaching dining table with a firepit running the entirety of its length. It’s an entertainer’s dream home, whether the party’s one hundred strong or or an intimate evening with family and close friends. The tone has been set; there’s no end to the wonders within this 5 bedroom, 7.5 bathroom home. The estate (dubbed Lookout House for its commanding vistas) was designed by renowned architect Greg Faulkner, principal of Faulkner Architects, who has garnered acclaim for building homes that are both visually stunning and thoughtfully integrated with the natural environment. In this case, he’s created an estate that’s become a part of the landscape, part of the culture, and part of the conversation of what is possible. An elevator scurries up all three floors, starting at a first level that holds a 1,000-bottle wine cellar, golf simulator, surround sound theater with 150” screen, shower, a handsome custom made marble bar from Davani, and a Golfzon putting floor that can be adjusted to simulate uphill, downhill, and off-camber putts. Next stop is the main level where the elevator conveniently arrives near the pantry of that kitchen nicely bookended by a pair of amazing views. On this level is a dining room and breakfast nook, acoustically astounding music listening room with 75” tv, 2000-bottle wine cellar, and card room near the amphitheater. Just down the hall is a bedroom with a fireplace and access to another bedroom, as well as a bunk room with game room, climbing wall, and children’s theater. Further down the hall is a guest suite with a private deck. Yet another element of surprise surfaces on this floor as you enter a wellness retreat, the likes of which any Four Seasons hotel would proudly claim. First encounter in this refuge is a custom spa with both cold and hot pools inspired by Peter Zumthor and the minimalism of the famous Therme Vals spa. At the far end of these waters is a fireplace and the remainder of the room is accented by angles in the concrete that make artwork of the sun’s rays. Nearby is a cedar wood Finnish sauna, steam room, and gym with murphy bed and bathroom. Upstairs is the primary suite with a cowhide pivot wall that swings open to reveal – on one side – an office, private workout space, and deck while the other direction leads to a bedroom with fireplace, large deck, and impressive bath and wardrobe and a bright room that serves nicely as a storage space or as an artist’s studio or yoga retreat. Located on a quiet cul-de-sac and only a short drive is Martis Camp’s private Lookout Ski Lodge with direct, high-speed chairlift access to Northstar California. For those seeking even greater scale and expansion, the adjacent homesite is also available for purchase.

From the cozy firepit on the front patio, you’ll hear kids laughing, birds singing, the occasional soft music from a summerconcert on the nearby amphitheater lawn at the Family Barn, and maybe even a stone skipping its way across Concert Lake.Across the way in the other direction, and just a short stroll away, is the 18-hole Putting Park and the Park Pavilion withpickleball courts, a sports field, bocce ball courts, and a barbecue pavilion. The back patio, bookended by a pair of bedroomsuites and a media room, is more subdued, with a hot tub and a steady supply of sunrises, sunsets, and stars. It’s a placemore suited to quiet conversations. And between all this is a stunning 3,250-square-foot Martis Camp cabin home anchored by a bright, spacious kitchen with an expansive counter that welcomes guests and family from sunup to late night. An artistic chandelier cascades down from the second-story ceiling. The nearby great room, with its large fireplace, opens to that amazing front patio and serves as a beacon to those in search of warm conversation—or a cozy night cuddled up with a good book. This four-bedroom, four-and-a-half-bathroom home is thoughtfully designed across two levels. Upstairs, an office provides a quiet space for focus, while two bedrooms offer comfort and privacy. Downstairs, the layout includes a junior suite as well as a primary suite distinguished by a grand stone fireplace and a spacious bath that feels like a private spa. Both suites, along with the media room, share direct access to the back patio, where the evening settles in with a chorus of crickets and the warmth of friendship around the fire. Some homes demand attention. Others command it quietly. 9612 Dunsmuir belongs to the latter. Set on 2.7 private acres bordering permanent conservancy land, the home wasn't designed to compete for attention. It was designed to endure. Every decision—from its custom concrete construction to its thoughtful floor plan and seamless connection to the surrounding forest—reflects a belief that great architecture should quietly enhance the way a family lives rather than demand to be noticed. The result is a home that feels remarkably relevant today: warm without being rustic, contemporary without feeling trendy, and substantial without excess. Expansive gathering spaces welcome celebrations large and small, while intimate corners throughout the home invite quiet mornings, long conversations and evenings spent watching snowfall through walls of glass. With six bedrooms, a detached guest retreat, and approximately 8,708 square feet thoughtfully arranged for both entertaining and everyday living, the residence offers exceptional flexibility for generations of family and friends. Its location—on one of Martis Camp's largest homesites, bordering protected open space—provides a level of privacy that simply cannot be recreated. Featured in Dwell and recognized for its architectural excellence, the home has earned acclaim for its design. Its greatest luxury, however, is something far less tangible: the feeling of privacy, permanence and quiet confidence that defines truly exceptional places. At a time when building a home of this scale and quality would require years of planning and construction, 9612 Dunsmuir represents an exceptional opportunity to own one of Martis Camp's most significant private estates, within a gated enclave Forbes has described as “possibly the best four-season private community in the U.S.”
